Why door hangers are the new best thing

Want an easy way to meet a slew of new leads without the hassle of a mailing campaign? What’s becoming extremely effective is hanging door hangers. You’ve probably seen them on your door with a new restaurant in town advertising their menu and giving out coupons or a campaign advertisement from someone running for a local board. This technique can work great for real estate agents and small business owners alike.
For a much smaller cost than a direct mail campaign, you can hang these door hangers and meet people along the way. That’s the other benefit. With direct mail, the goal is to get people to open it instead of it heading straight to the trash bin. You’ll want to go hang these hangers yourself so that you can meet people in the neighborhood you’re targeting. Be sure to carry some business cards, business card magnets, or even a pen with your information with you so the prospects have something to remember you.
You’ll want to advertise a special offer on the door hanger, also. It would be equally effective to track this advertising. A simple way is to set up a 1-800 number so that when people call, you know it came from this strategy. You might want to offer a special closing gift if they buy or sell with you and to call the 800 # to learn more. Make sure you at least have some type of reason to get them to call you. And use urgency to your advantage… “Call me within the next 14 days and double your gift!!” could be an example.
And simple is best. Use only 1 or 2 colors and 1 background color. Don’t have too many pictures or too much text. The simpler the better – you just want your message and contact information to get across. Practice before you head out with what you’ll say to anyone you meet. Introduce yourself, explain what you do, and a benefit of working with you. If you can write down the prospect’s name and address, it’s also best to send a handwritten note the following day mentioning how nice it was to meet them and how you hope you can act as a resource for them in the future.
If you’re worried about the cost, you can even consider sharing space with a home inspector and/or a loan officer. However, make sure you think about the cost in the long run. While it might be a bit out of pocket up front (and no more than a direct marketing mailing), you have the potential to close a lot more deals and make more money on the back end.
